By the way, if , as a seller, your home does not sell within the listing period, and you have used the coverage, there is STILL no charge to you other than the service fee charged by AHS (currently $60 per incident).

Buyers
Purchase a residential single family house or town house home/condo  with Pete Clay, REALTOR® as your buyers agent, and, if the home is not covered with a home warranty provided by the seller, Pete Clay will pay for a one year AHS Core Coverage Warranty to protect your purchase.
Current cost to Pete Clay for this coverage is $405. Buyer is responsible for the service fee per incident, (if any), currently $60. Coverage is for one year beginning with the day of closing. There are some exclusions to this offer:
  • offer is not available on homes that close for less than $150,000 and foreclosure/short-sale homes of any price
  • offer is not available on multi-family homes and new construction homes covered by a builder's warranty
coverage is for owned or rented residential property, not commercial property or premises converted into a business
 
Sellers
List your home with Pete Clay, REALTOR®, and Pete Clay will contract with American Home Shield (AHS) for a Core Coverage Warranty the covers the home you are listing for the duration of the listing period, AND covers your buyer from day of closing and one year hence. I currently pay $465. for this coverage. You (or your buyer) are responsible for the service fee per incident  (if any), currently $60. Coverage is for one year beginning with the day of closing.
There are some exclusions to this offer:
  • offer is not available on homes that close for less than $150,000 and foreclosure/short-sale homes of any price
  • offer is not available on multi-family homes and new construction homes covered by a builder's warranty
coverage is for owned or rented residential property, not commercial property or premises converted into a business
 
(please note that when an a/c unit is replaced, for example, there may be an "environmental fee" charged by the service provider to dispose of the coolant fluid. AHS will not  cover that type of fee, and it will be billed to you the buyer, or the seller if during the listing period. A recent fee of that type for one of Pete's clients was $120. So they paid the $60 service fee, plus the $120 environmental fee,
but did NOT pay for the a/c repair/replacement, which totaled well over $3,000.
Still a terrific savings, indeed. They were very pleased.
